Raise Ceiling / Vault

Raise flat ceilings, expose beams, or vault a room to open up your home.

Typical timeline: 3–6 weeks
Raise Ceiling / Vault
Standard 8-foot ceilings feel low the moment you walk into a room with 10-foot or vaulted ceilings. Raising a ceiling opens up your whole home — but it's structural work that has to be engineered. We assess your roof framing (rafter vs truss), engineer the load path (usually a new ridge beam or engineered LVL), tie into the existing structure, and rebuild the ceiling plane. Includes electrical relocation, HVAC rework, and drywall to a level 5 finish where you want a smooth vault.

Materials

What we install vs. what corner-cutters use.

Structural

What we install

Engineered LVL or steel ridge beam with proper post-down.

Common shortcut

2x lumber sistered together.

Why it matters: Undersized beams sag, crack drywall, and fail inspection.

Insulation

What we install

Spray foam at the roof deck.

Common shortcut

Batt insulation in a hot space.

Why it matters: Spray foam creates a conditioned envelope; batts don't work in a vault.

Drywall

What we install

Level 5 finish for smooth vault.

Common shortcut

Level 3 with texture (looks unfinished on a vault).

Why it matters: Level 5 is required for smooth painted vaults.

Why us

Why homeowners pick Modern Builders for raise ceiling / vault.

Every raise-ceiling job starts with a licensed structural engineer stamping the drawings. Roof loads have to go somewhere — usually a new steel or LVL ridge beam supported by new posts down to the foundation. We temporarily support the roof while we cut and rebuild — no shortcuts, no "hope it holds" moments. Sprayed-in insulation (open-cell or closed-cell foam) goes at the new roof deck so you're not fighting your attic anymore.

FAQs

Answers before you ask.

Can any ceiling be raised?+

Almost — but truss roofs are much more involved to modify than rafter roofs. We assess on-site.

How high can I go?+

Depends on your roof pitch and structure. We usually can add 2–5 feet on a rafter roof, sometimes more.

Do I lose attic storage?+

Usually yes over the vaulted area. We can preserve attic access on the sides.

Will my energy bill go up?+

Only if we don't insulate properly. With spray foam at the deck, most homes actually see energy usage drop because the whole envelope tightens up.
