Every project we deliver is backed by a full written limited warranty with clear performance standards for every part of your home — foundation to finish. Here's what it covers, for how long, and where to read the whole thing.
Coverage at a glance

Workmanship & Materials
Every element of the home built to the written performance standards in our warranty — walls, drywall, insulation, siding, trim, masonry, stucco, framing, sub-floors, tile, cabinets, countertops, paint, and more.
Delivery Systems
Plumbing, electrical, heating, and air-conditioning delivery systems — the pipes, wiring, and ductwork that carry water, power, and conditioned air through your home.
Major Structural
The load-bearing bones of the home: footings, foundations, beams, headers, girders, lintels, columns, load-bearing walls, roof and floor framing systems, and masonry arches.
Warranty periods start on the earlier of the date of occupancy or the transfer of title (for new homes), or on the date of substantial completion (for improvements and renovations). Manufacturer warranties on installed products (appliances, fixtures, HVAC equipment, etc.) are assigned to you directly.
What we're responsible for
- All work performed by our crews and any trades working under our direction.
- Repairs completed to code, to the written performance standards, and using new manufactured products installed per the manufacturer's specifications.
- Repair of any surrounding components that must be removed or altered to fix the covered defect — returned to their pre-defect condition.
- Finish and surface touch-ups matched as closely as practical (subject to discontinued patterns and normal color variation).
- Coordination with manufacturers on any product covered by a manufacturer's warranty; if the manufacturer doesn't act in a reasonable time, we make it right and pursue them ourselves.
What you're responsible for
- Ongoing home and lot maintenance: repainting, resealing, caulking, HVAC filter changes, gutter and drainage upkeep.
- Following manufacturer instructions for all appliances and manufactured products.
- Keeping landscaping and irrigation from contacting the exterior or interfering with drainage away from the foundation.
- Controlling indoor humidity — using ventilation properly and avoiding conditions that cause excessive moisture or dryness.
- Reporting any known defect in writing promptly, and taking reasonable steps to prevent further damage in the meantime.
Exclusions
Things the warranty doesn't cover.
- Work or modifications done by anyone not under our direction.
- Normal wear and tear, or normal deterioration of any component.
- Extreme weather, fire, smoke, flood, riot, vandalism, vehicles, or aircraft (unless directly caused by a covered defect).
- Changes to the underground water table, soil erosion, or improper site grading done after we finish.
- Damage from insects, rodents, birds, or animals (unless caused by a covered defect).
- Misuse, abuse, neglect, or failure to follow manufacturer or maintenance instructions.
- Use of the home for non-residential purposes, or loads beyond the design of the structure.
- Cosmetic conditions with no actual physical damage (e.g., odor, presence of pollutants) unless caused by a covered defect.
