1. Skipping the pressure wash and mildew treatment
Paint over mildew fails in a year. A proper wash is non-negotiable in Houston.
2. One coat instead of two
A single topcoat never gives the film thickness needed for Houston UV. Always spec two.
3. No spot-prime on scraped areas
Bare wood needs primer. Painting straight over it delaminates fast.
4. Skipping caulk at every joint
Fresh caulk at trim and siding gaps is what actually keeps water out for 10 years.
5. Cheap paint on stucco or masonry
Vinyl-acrylic blends chalk quickly. 100% acrylic or elastomeric is worth the upcharge.
How to vet your contractor
Read your exterior painting bid line by line and ask which of these mistakes are being avoided — in writing. A contractor who welcomes the question is the one you want; a contractor who deflects is the one to walk away from.
