The difference between a fireplace project that lasts and one that becomes a callback is almost always in the details that don't show up in a low bid.
These are the specs and design decisions our team insists on for every Houston home — the ones that quietly separate a real professional install from a cheap one.
1. Correct flue size and liner
An oversized or unlined flue is the #1 cause of smoke spillage and CO issues. A stainless liner sized to the appliance is the fix.
2. Sealed combustion or direct-vent unit
Modern direct-vent gas units are dramatically safer and more efficient than old B-vent inserts.
3. Proper hearth extension and clearances
Combustible framing and finishes need code clearances — measure twice before tiling.
4. Damper or top-sealing cap
A tight top-sealing damper stops the chimney from being an open window when not in use.
5. Blocking for a heavy mantel and TV
If you plan to hang a TV or heavy mantel, in-wall blocking during framing is a must.
The bottom line
Any of these can be skipped to hit a lower price — and every one of them will show up as a problem within a few years. Ask any contractor bidding your fireplace project which of these are included, in writing. The honest ones welcome the question.
If you'd like to walk through what these look like on your specific home, our team is happy to do a no-pressure consultation.
