A room-by-room load calc — not a rule of thumb — is the difference between comfort and constant callbacks.
2. Right-sized equipment, not oversized
Oversized units short-cycle and never dehumidify. In Houston, dehumidification matters more than raw cooling.
3. Variable-speed or two-stage compressor
Single-stage compressors leave humidity high. Variable-speed runs longer at lower output and actually dries the air.
4. Sealed and insulated ductwork
Leaky attic ducts lose 20–30% of capacity. Mastic-sealed, R-8 insulated ducts are the minimum.
5. Media filter, not 1" pleated

9. Return air in every bedroom (or transfer grilles)

Warranty coverage on modern equipment requires factory-trained installers. Verify credentials.
