Most outdoor living projects don't fail because a contractor made one dramatic error — they fail because small, cheap-looking decisions stack up.
These are the mistakes we see most often on Houston jobs, and the ones we vet every scope against before we start.
1. Ceiling fans not rated for wet locations
Damp-rated fans fail. Wet-rated is required in Houston humidity.
2. Standard interior fixtures
Interior fixtures rust fast outside. Everything must be outdoor-rated with GFCI.
3. No bug plan
No screens or mosquito plan means the room goes unused half the year.
4. Slab draining toward the house
Standard mistake with big consequences. Slope 1–2% away with area drains at low points.
5. Wrong roof pitch
Under 3:12 pools water. Get the pitch and flashing right.
6. Cheap furniture
Powder-coated aluminum, sealed teak, or all-weather wicker only. Anything else fails in 3 seasons.
7. Wiring speakers after drywall
Retrofits are 10x the cost. Pull wire during framing.
8. Un-gasketed junction boxes
Every penetration is a leak point. Use rated in-use covers.
9. Skipping heaters and misters
These extend usable months from six to ten. Big ROI.
10. No insulation above a metal roof
Metal roofs radiate heat down. Insulate the ceiling.
How to vet your contractor
Read your outdoor living bid line by line and ask which of these mistakes are being avoided — in writing. A contractor who welcomes the question is the one you want; a contractor who deflects is the one to walk away from.
