Pier & Beam vs. Slab: How House Leveling Differs

Two foundation types, two completely different repairs. Here is what actually happens under each one.

"House leveling" describes two very different projects depending on what your house sits on. Knowing which one you have changes the scope, the cost, and how long you will be living around the work.

How to tell what you have

If there is a crawlspace under the house and you can see wood beams and piers, it is pier & beam — common in Houston homes built before about 1960. If the floor sits directly on concrete and there are no crawlspace vents around the perimeter, it is slab-on-grade.

Leveling a pier & beam home

The work happens underneath in the crawlspace:

  • New concrete pier pads poured where old pads have sunk or crumbled
  • Steel shims and treated blocking to bring beams back to elevation
  • Replacing rotted sills, beams, and joists before any lifting happens
  • Adding piers where original spacing was too wide for the span

Pier & beam repair is generally faster and less expensive, and the results are adjustable years down the road. Most jobs run three to seven days.

Leveling a slab home

Slab repair means driving piers down to load-bearing soil and lifting the concrete:

  • Pressed concrete cylinder piles, the most common Houston solution
  • Steel piles where soil conditions or loads call for them
  • Drilled bell-bottom piers on larger or heavier structures

Access pits are dug at the perimeter, and interior piers require breaking through the slab from inside. Lifting is done in slow increments so tile, drywall, and trim have a chance to travel with the structure.

Cost and disruption compared

Pier & beam work is almost always cheaper per foot and less disruptive — you can stay in the house and there is no interior demolition. Slab piling costs more per pier, takes longer, and if interior piers are needed, expect flooring to be cut and patched.

What both jobs need

Whichever foundation you have, insist on an elevation survey before and after, a written pier warranty, and a conversation about drainage. Clay soil moves because of moisture. If nothing changes about the water around your foundation, the house will keep trying to move.
