A gut remodel changes loads. Redo the Manual J, dont just add returns.
4. Ignoring the electrical
Old wiring wont carry a modern home. Budget for a rewire or substantial refresh.
5. Reusing 40+ year old plumbing
Galvanized and cast iron in Houston is done. Reusing it is throwing money away.
6. Ignoring the building envelope
Nice interiors under a failing roof or WRB is a doomed investment.
7. No coordinated water plan
Grading, gutters, waterproofing, drainage — one plan across the whole property.
8. Multiple GCs, no single accountability
Finger-pointing and delays. One firm, one contract, one schedule.
9. Unrealistic allowances
Fixtures, tile, appliances, lighting always blow the budget. Realistic allowances prevent surprises.
10. Too-small contingency
Whole-home jobs always uncover surprises. Budget 10–15% up front.
How to vet your contractor
Read your whole-home remodels bid line by line and ask which of these mistakes are being avoided — in writing. A contractor who welcomes the question is the one you want; a contractor who deflects is the one to walk away from.
