Water Heater

Tank, tankless, and hybrid heat-pump water heaters installed to Texas code with proper venting.

Typical timeline: 1–2 days
Water Heater
The right water heater for your home depends on how many people you have, whether you have gas, and where the unit lives. Tankless (Rinnai, Navien, Rheem) gives endless hot water, but needs proper gas line sizing and Category III stainless venting. Hybrid heat pump (Rheem ProTerra) cuts electric water heating. Traditional tanks (Rheem, Bradford White) are simplest to install and easy to service. Every install includes an expansion tank, T&P discharge to a safe location, sediment shutoff, and — for tankless — proper gas line resize and condensate drain.

Materials

What we install vs. what corner-cutters use.

Tank brand

What we install

Rheem or Bradford White with 6–12 year warranty.

Common shortcut

Bottom-shelf big-box brand with 3-year warranty.

Why it matters: Better tanks have thicker steel and better anodes.

Tankless

What we install

Rinnai/Navien/Rheem with proper gas resize and Cat III vent.

Common shortcut

Undersized gas line and B-vent (wrong material).

Why it matters: Wrong gas or vent kills tankless units in 2–3 years.

Expansion

What we install

Thermal expansion tank pre-charged to your static pressure.

Common shortcut

No expansion tank.

Why it matters: Without expansion, thermal cycling shortens tank life and can trigger the T&P.

Process

A predictable path — with real durations.

1

Assessment

1 hour

Confirm capacity needs, gas/electric supply, venting path.

2

Old unit removal

1 hour

Drain and haul-off.

3

New unit install

3–6 hours

Set unit, connect water/gas/electric/vent.

4

Expansion, T&P, condensate

1 hour

Install expansion tank, route T&P and condensate to safe location.

5

Startup & test

30 min

Fire, purge air, test all fixtures, walkthrough.

Why us

Why homeowners pick Modern Builders for water heater.

Wrong install kills water heaters early. We check the gas line size, size the flue, install expansion tanks, and route T&P valves to a safe spill location — every time. Tankless installs get a full gas line assessment. Most existing 1/2" gas lines can't feed a 200,000 BTU tankless — we upsize to 3/4" or 1" if needed. Skipping that step causes the unit to short-cycle and fail in 2–3 years. Condensate drains on high-efficiency units are neutralized before they discharge, so they don't eat your slab or PVC.

FAQs

Answers before you ask.

Tank or tankless?+

Tankless if you have gas, want endless hot water, and don't mind higher upfront. Tank if simplicity is priority or your gas can't be upsized practically.

How long do they last?+

Tanks: 8–12 years. Tankless: 15–20 years with annual descaling. Hybrid: 12–15.

Do I need a permit?+

Yes — Texas requires permitting on all water heater replacements. We handle it.

What size do I need?+

2–3 people: 40 gal tank or 6 GPM tankless. 4–5 people: 50 gal or 8 GPM. 6+: 75 gal or 10 GPM.
