Paint
Sherwin-Williams Emerald / Duration or Benjamin Moore Aura Exterior — 100% acrylic, lifetime-warrantied.
Contractor-grade builder paint that chalks and fades in 3 Texas summers.
Why it matters: The paint is 10% of job cost and 100% of how the house looks in year 5.
Prep
Full pressure wash, scrape loose paint to sound substrate, sand feathered, spot-prime bare wood or stucco.
Rinse and roll — paint over failing layers so it peels with the old paint.
Why it matters:
Caulk & sealants
Elastomeric or urethane caulks at every joint, penetration, and trim seam.
Painter's caulk everywhere — cracks in one season.
Why it matters: Caulk is your first line against water intrusion. It has to flex with Houston heat swings.
Primer
Zinsser or SW stain-blocking primer on bare wood, tannin bleed, or repaired stucco.
Paint straight over patches — bleed-through and flashing.
Why it matters: Primer bonds the topcoat and blocks the substrate. Skipping it shortens paint life in half.
