Pool Design & Build

Custom concrete gunite pools with spas, water features, and modern coping.

Typical timeline: 3–5 months
Pool Design & Build
A pool is a 50-year investment in your backyard. We design and build custom gunite pools — not prefab fiberglass drop-ins — with structural shells engineered for Houston soil, tile and coping selected to match your home, and equipment sized for efficient long-term operation. Every pool includes variable-speed pumps (Pentair or Jandy), salt chlorine generators, LED lighting, and smart controls. Spas, tanning ledges, waterfalls, and beach entries are all standard options.

Materials

What we install vs. what corner-cutters use.

Shell

What we install

Gunite over engineered rebar cage.

Common shortcut

Fiberglass drop-in or vinyl liner.

Why it matters: Gunite lasts 50+ years; liners fail in 8–12.

Pump

What we install

Pentair IntelliFlo variable-speed.

Common shortcut

Single-speed 2 HP pump.

Why it matters: Variable-speed pumps sip energy.

Sanitizer

What we install

Salt chlorine generator.

Common shortcut

Manual chlorine dosing.

Why it matters: Salt is easier on skin, hair, and clothes and simpler long-term.

Process

A predictable path — with real durations.

1

Design & permit

3–4 weeks

3D design, structural engineering, city permit.

2

Excavation & steel

1–2 weeks

Dig, tie rebar cage, inspect.

3

Plumbing & gunite

1 week

Rough plumbing, shoot gunite shell.

4

Cure & tile/coping

2–3 weeks

Cure shell, install tile band and coping.

5

Deck

1–2 weeks

Pour or install pool deck.

6

Plaster & startup

1 week

Plaster or pebble finish, fill, chemistry startup.

Why us

Why homeowners pick Modern Builders for pool design & build.

Every pool we build has a structural engineer's stamp on the shell design — Houston expansive clay demands specific rebar patterns and shell thickness. We build to that spec, not to a shortcut. Plumbing is oversized (2.5" returns instead of the 2" that's technically enough) so the pump runs at low speed and low energy for decades. Variable-speed pumps cut pool energy use vs single-speed. Every pool we build gets one — even the smallest builds.

FAQs

Answers before you ask.

Concrete/gunite vs fiberglass?+

Gunite for custom shape, longevity, and unlimited features. Fiberglass is faster to install but limits shape and lasts less than half as long.

Do you handle permits and inspections?+

Yes — city, county, and HOA. All included.

What ongoing maintenance is required?+

Weekly skim/brush, monthly chemistry check, pump service every 5 years, resurface every 12–15 years.

Can I add a hot tub later?+

We recommend building spa-integrated from the start — much simpler than retrofitting.
