Flooring

Engineered hardwood, LVP, tile, and natural stone flooring installed to last.

Typical timeline: 1–3 weeks
Flooring
Flooring failures come from three places: bad substrate prep, wrong material for the room, and low-grade installation. We check moisture, level with self-leveler where needed, and use the right underlayment for the product. Then we install with proper expansion gaps, transition strips, and — for tile — uncoupling membrane over slab. Engineered hardwood (Mirage, Kährs, Mohawk), luxury vinyl plank (Coretec, Karndean), porcelain tile, and natural stone. We help you pick based on room, moisture, and lifestyle.

Materials

What we install vs. what corner-cutters use.

Substrate prep

What we install

Self-leveled to 1/8" over 10', moisture-tested.

Common shortcut

Skim coat over dips, no moisture test.

Why it matters: Bad substrate is the #1 flooring failure cause.

Underlayment

What we install

Product-specific (cork for hardwood, Ditra for tile, foam for LVP).

Common shortcut

Whatever's on the truck.

Why it matters: Wrong underlayment voids the manufacturer warranty.

Transitions

What we install

T-mold, reducers, and thresholds properly cut and secured.

Common shortcut

low-grade plastic transitions that come loose.

Why it matters: Bad transitions are trip hazards and look low-grade.

Process

A predictable path — with real durations.

1

Prep

1–2 days

Rip out old flooring, moisture-test, self-level.

2

Underlayment

1 day

Install product-specific underlayment or membrane.

3

Install

2–5 days

Lay flooring with proper expansion gaps.

4

Trim & transitions

1 day

Shoe molding, transitions, quarter round.

Why us

Why homeowners pick Modern Builders for flooring.

Every install starts with moisture testing your slab or subfloor. We won't install engineered hardwood over damp concrete — it'll cup and buckle every time. We self-level to 1/8" over 10 feet before any tile or plank goes down. Bumps and dips in the substrate telegraph through your finish floor and cause premature wear. On tile over slab, we use Schluter Ditra uncoupling membrane. It's the difference between grout that stays put and grout that cracks in year two.

FAQs

Answers before you ask.

Hardwood, LVP, or tile in Houston?+

LVP for kitchens/baths and homes with kids/pets — it's waterproof. Engineered hardwood for living/bedroom. Tile for bath/laundry.

Can I install over my existing tile?+

LVP yes with the right underlayment. Tile-on-tile is possible but rarely worth it. We'll recommend.

How long does hardwood last?+

30+ years on quality engineered, longer on solid. Refinishable 2–3 times.

Do you handle furniture moving?+

Yes — moving and returning is included in every install.
